Welcome to the website of Sea Mist Resort Motel located in Wells, Maine. By accessing and using our website and/or booking accommodations with us, you agree to comply and be bound by the following terms and conditions. Please read them carefully before proceeding.

Minimum Stays and Holidays: A 2-night minimum stay is required for some holiday weekends and peak season periods.

One Night Reservations & Walk-ins: Add $10.00 to the regular nightly rate.

Pool House Hours:

In Season  (June – Labor Day)    9:00 AM – 9:45 PM Daily

                                                     9:00 AM – 8:45 or 9:45 PM  Fri – Sat

NOTE:  The Hot tub is NOT available on Tuesday mornings due to required weekly maintenance which is it is normally completed by 1:00 PM

RESERVATION POLICIES

 

Booking Policy: Reservations can be made online or by phone, are subject to room availability. All reservations require a deposit to guarantee the room. You will receive an email confirmation upon successful booking.

​

Deposit, Payment & Cancelation Policy: A deposit of 50% is require for stays of 2 or more nights. Payment in full is required for one-night stays. Upon check-in, we kindly request that all outstanding balances be settled in full, along with the pre-authorization of the security deposit. We accept cash, travelers check, MasterCard, Visa or Discover.

Cancellation Policy: If cancelled by 8:00 PM 10 days prior to scheduled arrival, a refund will be issued less a $25.00 service fee for reservations of 6
nights or less, for reservations of 7 or more nights a refund will be issued less a $100.00 service fee. If cancelled less than 10 days prior to scheduled arrival, no refund will be issued.

Early Departures: No refunds are issued for early departures.

Housekeeping Policy: Daily in-room housekeeping service is NOT provided. Fresh towel exchange & trash pick-up is provided daily.

Smoking Policy: All units are non-smoking. Guests may smoke in designated locations only. If upon departure Sea Mist finds any evidence of smoking in the unit, a minimum of a $200.00 fine will be charged to the credit card provided upon arrival. Marijuana smoking and Vaping are not allowed anywhere on property.

Late Arrivals: PLEASE NOTIFY US IF YOU PLAN TO ARRIVE AFTER OFFICE HOURS. NOTE: If arriving after office hours, the reservation balance and security deposit will be authorized against the credit card on file; please contact us during office hours if you wish to use a different card for your reservation balance.

Security Deposit: Sea Mist requires a security deposit for incidental charges, possible damage, excessive clean-up and or in room smoking. You will be charged for excessive clean-up, loss or damage including excessive noise or disturbances during quiet hours that negatively affect other guests. Because all our units are individually owned, we strictly enforce unit inspections at check-out. A $250 credit card pre-authorization will be required at check-in.

Note about using Debit Cards: We require a pre-authorization from your bank for the required security deposit. This places a hold on these funds until check-out funds are then either transfer or released. However, it may take the bank up to 2 weeks to completely release the hold. For this reason, we strongly recommend an alternative payment option other than a debit card for your security deposit. FYI – Cards that offer both a credit and debit option typically employ the same release timeline even when the credit feature is used.

All Rooms Are 264 sq ft studios; NON-Smoking, have a kitchenette with a mini-refrigerator, sink, microwave, coffee pot (with supplied coffee packets), toaster and are equipped with dishes and utensils. A small eating area with table. The full bathroom has a tub/shower unit and toilet with sink vanity located just outside the bathroom.

 

Economy Rooms: Located across from Office, No view
Queen Rooms: Have 1 Queen bed and a Full Sleep Sofa Couch
2 Queen Rooms: Have 2 Queen Beds
King Rooms: Have 1 King bed and a Love Seat Sleep Sofa Couch
Handicap Room: Has 1 Queen bed with wheelchair accessible bathroom with grab bars and stationary shower seat.

Sleep Sofas: Sleep sofas are best suited for children or small adults; most adults simply do not find them comfortable.

​

Stairs: Sea Mist is a two-story facility. Rooms on the second floor are only accessible by stairs. If you have mobility issues and require a first-floor room, please be sure to make you request early and in advance of arrival to ensure we can accommodate you needs.

​

Early Arrivals: We are unable ensure check in prior to 4:00 PM. Guests arriving before 4:00 PM will be checked in based on their reserved room status and availability. Guests arrive at the property between Noon – 4:00PM are welcome to access parking and amenities.

Pets: Pets are welcome in DESIGNATED PET ROOMS ONLY and are subject to pet fees. Please be sure to review full pet policy. Pets not authorized and found in non-pet rooms will forfeit Security Deposit, pay all pet fees and pet maybe asked leave premises upon discovery.

Room Charges: All charges are quoted in USD and are subject to applicable local and state taxes and fees in Wells, Maine. State of Maine lodging tax 9%.

Privacy Policy & Personal Data: Sea Mist is committed to protecting your privacy. By using our website, you consent to our collection and use of personal information as outlined in our Privacy Policy.

Third-Party Services: We may use third-party services to process payments or manage reservations. We ensure these partners adhere to strict confidentiality and data measures.

Liability and Disclaimers: Property Damage: Guests are responsible for any damages caused to hotel property during their stay and may be charged accordingly. Personal Belongings: Sea Mist is not liable for the loss or theft of personal belongings. Limited Liability: Sea Mist will not be held liable for any injury, loss, or damage resulting from the use of the property, its facilities, or amenities. Guests assume responsibility for their own actions and those of their accompanying parties.

Use of Website & Intellectual Property: All content, images, logos, and materials on this website are the property of Sea Mist Resort Motel and may not be used or reproduced without permission. Website Accuracy: We make every effort to ensure the accuracy of the information on this website. However, we cannot be held liable for any inaccuracies, changes, or typographical errors.

Governing Law and Jurisdiction: Governing Law: These terms and conditions are governed by the laws of the State of Maine and the United States. Jurisdiction: Any disputes arising from these terms or the use of our website will be subject to the exclusive jurisdiction of the courts located in Maine, USA.

Amendments & Right to Amend: Sea Mist reserves the right to amend or modify these terms and conditions at any time without prior notice. Changes will be posted on this page, and it is your responsibility to review these terms regularly.
